For interior work, the mix of homes matters more than the amenities. A villa or townhouse can be replanned within the community's rules, while an apartment sits inside a building with its own management, shared services and fixed structure. We treat these as different kinds of project from the first conversation, because the constraints, the sequence of works and the approvals are not the same.
A design package or the full build
Some owners already have a contractor and simply want a strong set of drawings. An apartment is a tighter exercise. Walls, risers and shared services are usually fixed, and the building management sets rules on working hours, lifts, deliveries and noise. Approvals for work in DAMAC Hills
What your project needs depends on its scope and on the type of home. Depending on the works, the master developer or community management may need to review the plans, as may the building management of an apartment block and the relevant authority. Replacing finishes and furniture is usually simple; moving walls, changing MEP or altering anything visible from outside calls for far more preparation.

We have not yet published a project in DAMAC Hills. For a family villa carried through design and build, see the Emirates Hills Villa, which covers 6,700 sq ft and was completed in 2024. Its owner asked for no colourful tones and very few visual elements, so the effort went into proportion, natural light and a strict neutral palette, and the authority approvals were part of our job.

Budget, living at home and next steps
Projects start from AED 150,000, and above that the scope sets the figure. What moves it most is the floor area, the share of joinery made to measure, the level of finish, whether services or structure change, and how fully the home is furnished. Give us a working budget at the start and we will design to it rather than cut back later.
