Jebel Ali gives its name to Jebel Ali Free Zone, known as Jafza, which describes itself as DP World's flagship free zone and trade and logistics hub. Jafza offers plots of land, warehouses, office space, showrooms, retail outlets and co-working space, and its industry pages run from logistics, food and agriculture, and retail and e-commerce to automotive, healthcare distribution and manufacturing. Our role is the part of those premises where people work and customers are received.

We have not yet published a project in Jebel Ali. Our nearest comparisons are commercial projects in other districts, the MK Pay office and the Luxury Salon, both discussed on this page. Office space in Jafza

Jafza leases offices across high-rise and low-rise buildings, from a single floor to a whole building, and says each office area is leased unfurnished so that tenants can express their own style. That leaves the layout, furniture, lighting and brand details to you, which is where a designer earns their fee.

We start with how your team works: who needs privacy, how many people share open areas, where visitors are met and how much storage the business really uses. Showroom units with a warehouse behind

Jafza's showroom units follow a clear pattern. According to Jafza, each has a glass-fronted showroom at the front, warehouse space at the rear and mezzanine floors used as offices, and the offices come ready to move into with provision for air conditioning, light fittings, power points and telephone access.

That arrangement shapes the design. The glass front is your shop window, so the display has to read from outside and draw people in. The mezzanine office needs to feel like a proper workplace rather than a storeroom with desks, and the route between showroom and warehouse must let stock move without crossing a customer's path.

Retail and client-facing space

Jafza also lists retail outlets among its offerings. A unit that serves customers must be easy to understand at first glance, comfortable to spend time in and simple for staff to run and restock. Hard-wearing flooring, lighting that flatters the stock and storage close to the shop floor usually matter more than decoration.

For that kind of space, our best reference is the Luxury Salon, a Dubai Marina project from 2024. Across its 2,500 sq ft sit a reception, treatment areas and display sections, laid out with mood boards, 3D visualisation and careful space planning before we built it.

Free zone rules and approvals

Jafza has its own regulatory framework. Its rules and regulations page publishes development control regulations for industrial, warehouse and logistics facilities, together with terms for no objection certificates, so the free zone may have its own approval process for your works on top of your lease conditions.

Which bodies review a particular fit-out depends on the unit and what you are changing. We confirm the route for each address early, then produce the drawings, compliance paperwork and submissions within the programme. The authority approvals page shows the typical documents.

Planning around warehouse operations

In a unit where goods arrive and leave all the time, the fit-out has to respect the working warehouse. We agree access routes and working hours with you and the landlord, keep loading areas clear, and schedule dusty or noisy work away from busy periods. Good space planning at the start avoids the common mistake of putting a meeting room beside the loading door.

We design and fit out the office, showroom, reception and staff areas. Racking, material handling and industrial installations are specialist trades; we coordinate our drawings with their contractors rather than taking that work on.

Beyond the free zone

If your premises sit in Jebel Ali but outside the free zone, we approach them as we would any Dubai project: survey first, then brief, design, approvals and, if you want it, the build. The approval route will differ from a Jafza unit, and we confirm it for the specific address.
