Umm Al Quwain, on the Gulf coast between Sharjah and Ras Al Khaimah, is one of the emirates where Xena Design & Build now takes on projects; in fact we work across the whole UAE from our studio at Concorde Tower in Jumeirah Lakes Towers, Dubai. Villas, apartments and business premises are all within our scope, and Anita Surani, founder and Creative Director, shapes each design.

We have not yet published a project in Umm Al Quwain. Our finished projects are all in Dubai, but what an owner here needs rarely depends on the address: a plan that fixes how the home or business should work before any finish is chosen, and a clear decision about who will build it.

A coastal emirate of peninsula, mangroves and islands

The UAE Government's official portal places Umm Al Quwain between Sharjah to the southwest and Ras Al Khaimah to the northeast. It explains that the city is built on a narrow peninsula, and that coastal mangroves and a scatter of islands lie off the mainland.

Water is part of the appeal of living here, and it is worth designing around; a room with a view of it deserves a layout that turns towards it rather than away. Terraces and outdoor areas, meanwhile, need materials chosen to stand up to strong sun and sea air rather than simply to match the interior.

Renovating an established villa

Not every property is new, and an older villa deserves a more thorough first survey. We record what is sound, what has already been altered, and whether the wiring, plumbing and air conditioning can support a new layout or need replacing along with it.

Owners typically want to open up closed rooms, bring the kitchen into family life, add bathrooms or storage and make the house brighter and more comfortable.   • A measured survey, with a record of the existing services.
  • A revised layout in which storage and circulation are settled first.
  • Finishes, joinery and lighting, chosen once the plan is agreed.
  • MEP upgrades wherever the new layout calls for them.

Seeing the design before you commit

With our studio in Dubai, much of the design review happens on screen. Mood boards establish the palette and materials, then detailed 3D renders show each room as it is intended to look, so you can change a layout or a finish before anything is ordered and without extra trips to site.

Design only, with a contractor you choose

Owners who already know a contractor often choose design only. We hand over the concept, the renders, the material specifications and a set of working drawings detailed enough for the builder to price and build from, which keeps the result close to what you approved. It also lets you tender the works if you would like competing prices.

If you would rather hold one team responsible for everything, design and build extends our role through buying, fit-out, supervising the site and handing over. It spares you the task of coordinating trades yourself, which counts for more when the property is some way from where you live or work.

Shops, clinics and offices

Shops, cafés, clinics, salons and offices each have a flow of their own. We start with how customers arrive and move through the space, what staff need behind the scenes and how the brand should come across, and only then plan fixtures, lighting and finishes around those answers.

In Deira, Dubai, the MK Pay office in Al Rigga's Baniyas Square covers 3,100 sq ft; finished in 2023, it balanced open work areas with private cabins and gave its meeting rooms audiovisual equipment. Our scope there ran from space planning and 3D visuals through approvals and project management to the build.

Approvals in Umm Al Quwain

Umm Al Quwain has its own government departments and its own way of dealing with alterations, so nothing can be assumed from how a similar job would go in Dubai. We confirm the route for each address, and where the property sits in a managed community or a shared building, the developer or building management may need to agree to the works as well.

If you rent the property, involve the landlord early, since alterations will need their agreement. Painting and furniture seldom need much. Structural changes, new services or anything visible from the street need more, so that stage goes into the programme at the outset instead of being left until the end. We put no timescales on approvals, because they depend on the property and on the bodies reviewing it.

Budget, starting out and neighbouring emirates

Our projects begin at AED 150,000. What pushes a budget higher is mostly predictable: a bigger footprint, more made-to-order joinery, pricier finishes, MEP or structural changes and a fuller furniture package. Share a working figure early and we will design within it.

The quickest start is our estimate form: add the location, what kind of property it is and some photos, and we reply within one working day with our indicative estimate and a proposed timeline. We also take on projects in neighbouring Ajman and further north in Ras Al Khaimah.
