Townhouses and villas, Mudon
Mudon is a gated Dubai Properties community in Dubailand, laid out among parks and made up of townhouses and stand-alone villas, with apartments at Mudon Views as well. For an interior designer it presents two distinct jobs: finishing a new home at or soon after handover, and reshaping an established one that the family has outgrown.
We have not yet published a project in Mudon. We work from a studio in Jumeirah Lakes Towers, and every project we take on carries the design direction of Anita Surani, our founder and Creative Director. Mudon in brief
Dubai Properties describes Mudon as a gated community set amid an abundance of parkland, combining villas and townhouses with community centres that hold restaurants, shops and clinics, plus jogging tracks, landscaped parks, sports fields and schools.
Dubai Holding Community Management, which manages Mudon, places it along Al Qudra Road and names its clusters as Al Salam, Al Naseem, Rahat and Arabella. The developer markets Arabella's townhouses as having gardens and private green space, and presents Mudon Al Ranim as the newest addition to the community.
Parks, jogging tracks and sports fields shape daily life in a community like this, and that sets a design brief's priorities: a house that opens easily to its garden, somewhere to leave muddy trainers and bikes, and rooms that recover quickly after a busy afternoon outdoors.
Planning the interior before or at handover
Buyers of new homes often plan the interior before the keys arrive, and with Mudon Al Ranim marketed as the community's newest townhouses, that is a real use case here. The developer's floor plans are enough for us to prepare the layout, joinery and lighting in advance, so orders are placed and the trades are ready when the property is handed over.
In an empty house, joinery, lighting and wall finishes can go in with no furniture to move and no family routine to work around, which makes it the least disruptive moment for the work.
Planning early also avoids a familiar waste: tearing out brand new finishes shortly after moving in because they were never quite right. Decisions worth making early include:
- Whether to keep, upgrade or reconfigure the developer's kitchen
- Fitted wardrobes, dressing areas and storage beneath the stairs
- A lighting scheme that goes beyond the standard ceiling points
- Blinds and curtains, which you will want from the first night
- Any flooring or wall finishes you would rather change before the furniture arrives
Reworking an established townhouse or villa
Once a family has settled into a house, they typically find the original layout no longer fits. Children need larger rooms or a place to study, a downstairs bedroom would help when relatives stay, and the garden gets far more use than the formal sitting room ever did.
Here we start from a survey and your routines, then test options for opening up the kitchen, converting rooms nobody uses and building joinery that absorbs everyday clutter. A townhouse rewards careful space planning; a stand-alone villa gives more room to rearrange and more scope outside.

Design only or design and build in Mudon
Choose design only and we hand over the concept, 3D renders, specifications and a drawing set, leaving you free to appoint the builder. Choose design and build and our own team orders the materials, runs the fit-out and supervises the site right up to handover, answering to you throughout. For a new home, design and build tends to suit owners who want to move into a finished house; design only suits those who already have trades lined up. If you are living in the house during works, we phase them, protect finished rooms and keep dust and noise within agreed hours. For a new home, the simplest time for work is before you move in.
Approvals for changes to a Mudon home
In Mudon, alterations can bring in the master developer or community management alongside the relevant authority; which of them, and how far, turns on your plans. New wardrobes and loose furniture seldom need anyone's sign-off, while removing walls, altering MEP, adding garden structures or changing the exterior are a different matter. Nothing is booked on site until we confirm the route for each address and share it with you.

The Palm Jumeirah Villa (6,500 sq ft, 2025) is close in spirit to a family home in Mudon. Its interior design and space planning were ours, and the brief asked for a minimal, comfortable home where each room earned its place, pitched between traditional and contemporary, with storage planned so the house stays clear.
Our 2024 Emirates Hills Villa takes the full design and build route, authority approvals included, on a 6,700 sq ft home planned around natural light and a restrained, neutral palette.
Budget and first steps
Our projects start at AED 150,000. For a Mudon townhouse or villa, cost above that depends on the house's size, how much joinery is made to measure, the finishes you choose, any MEP or structural work, garden works and furniture. Fitting out a new home is a different budget from a full renovation, so tell us which you are planning. Owners who prefer to spread the cost can ask us to design the whole house at once and build it in stages, so later rooms follow the same scheme.

Can you start designing before my Mudon home is handed over?
Yes. Using the developer's floor plans, we can prepare layouts, joinery and lighting designs in advance, then check every dimension with a site survey once you have access to the house.
Do you work on Mudon townhouses as well as villas?
Yes. Townhouses call for careful space planning and storage, while stand-alone villas give more scope for layout changes and garden work. The approach is the same in both: we start from how your household lives.
Who manages the builders on site?
If we are building, the site is ours to run: buying, scheduling the trades and supervising each stage. If you have taken design only, your contractor manages the site and works from our drawings and specifications.
What happens once the work is finished?
Before you get the keys back we walk the house with a snagging list, and a 12-month defects liability period set out in your contract then applies to our build work in the townhouse or villa.
