Dubai Festival City is a master-planned waterfront destination by Al-Futtaim Real Estate, set beside Dubai Creek. Its developer describes a mix of living spaces, business districts, schools, hotels and a sports and social club, with shopping and dining on the water. Most of the homes its developer lists are apartments, and it also markets office space, so those are the two kinds of interior this page concentrates on.

We have not yet published a project in Dubai Festival City. We are a JLT studio in Concorde Tower, and Anita Surani, who founded the practice and is its Creative Director, takes charge of every design. Whether you have bought an apartment, are preparing one to let or are fitting out an office in the community, this page explains how we would handle it and points to completed work that shows our approach.

The residential buildings and their character

The developer's residential listings include Marsa Plaza, a residential tower with direct views of Dubai Creek and the skyline, and the Al Badia buildings, which it presents as modern living with Mediterranean inspiration. Some homes are sold and others are leased, and that difference shapes what an interior can change.

An owner can plan a full renovation within the building's rules. A tenant usually needs the landlord's consent before anything beyond furniture and soft furnishings, so a scheme built around lighting, textiles, rugs, art and freestanding pieces is often the best route.

Working with Mediterranean-inspired architecture

Where a building has a clear architectural mood, the interior works best when it responds to it rather than fighting it. Warm plaster tones, natural stone, timber and textured fabrics sit comfortably with a Mediterranean theme, while a strict high-gloss scheme can feel out of place.

That does not mean copying the exterior. It means choosing a palette and a level of detail that feel related to the building, then letting your own taste lead the furniture, colour and art. We test those choices in mood boards and 3D renders before anything is ordered.

Tower apartments with a creek outlook

In a tower with creek and skyline views, the priorities change. We orient living and dining areas towards the outlook, plan window treatments that tame glare without hiding the view, and light the rooms so they still feel open after dark. Large windows can also bring heat as well as light, so we look at blinds, curtains and furniture fabrics that cope with strong sun, and place artwork and timber pieces away from the harshest glare. Where a balcony opens off the living room, we treat it as part of the plan, with furniture and lighting that draw people outside in the cooler part of the year.

Our apartment work is best seen in the Imperial Avenue Apartment, which sits in Downtown Dubai. We designed and built all 5,500 sq ft, finishing in 2023, and met the owner's wish for quiet luxury with a restrained neutral palette, bouclé upholstery, polished marble and gently lit arches. Offices in the community

Dubai Festival City also markets premium office space in Festival Tower. An office fit-out there follows the same logic as anywhere else: understand how the team works, plan enclosed and open space in the right proportions, then bring the brand into the reception and meeting rooms.

Our MK Pay office is the best reference. That Deira office covers 3,100 sq ft and was handed over in 2023; we planned it, produced its mood boards and 3D views, secured its approvals, managed the works and built it. Open team areas, closed cabins and meeting rooms wired for presentations make up the plan.

Approvals and building rules

Who signs off depends on the building and the change you want: community management or the master developer, the building's management team and the relevant authority can each have a say. Contractor access, working hours and deliveries are normally set by the building.

When we confirm the route for each address, we also list what each reviewer asks for, and the review period goes into the programme. We never quote approval timescales. Our authority approvals page explains what we prepare.

Design only or design and build

Owners with their own contractor can take our concept, 3D renders, specification and drawings and have them priced and built independently. If you would prefer a single team, we also handle procurement, supervision and installation through to a finished, styled home or office.

Many owners move out during the noisier stages of an apartment renovation, while an office can often be phased around the working day. We fix every snag found on the final walk-round with you, and where we did the building, handover leads into a 12-month defects liability period set out in your contract.

Cost and how to start

Our projects start from AED 150,000. After that, size, made-to-measure joinery, finish quality, MEP work and the furniture list are what move the number. A furnishing-led scheme for a leased apartment is usually simpler than a full renovation of an owned one.

Yes. For tenants we often work with furniture, lighting, textiles, rugs, art and window dressing, which can transform a rented apartment without changes that need the landlord's approval. Anything fixed is agreed with the landlord first.

Yes. We choose hard-wearing finishes, practical storage and furniture that appeals to a wide range of tenants, so the apartment photographs well and stands up to use.

Who deals with the building and the approvals?

We do, as part of the programme. We prepare the drawings and documents, coordinate with building management and your contractor, and confirm what applies to your address first.
