Lagoon villas and mansions, District One
District One sits within Mohammed Bin Rashid Al Maktoum City, and Dubai's official protocol pages describe it as lying in the heart of Dubai, next to Meydan City. Its homes are villas, mansions and waterfront residences arranged around a crystal lagoon. We work in District One from our Jumeirah Lakes Towers studio, and founder and Creative Director Anita Surani leads each project.

Services in District One
The lagoon, the parks and the homes
According to Nakheel's District One page, the community offers villas, waterfront residences and mansions, with access to the Crystal Lagoon, cycling and running tracks, parks and children's play areas. The page also mentions bespoke plots for buyers who want to build a home exactly as they envisioned it, and Nakheel's announcement of Naya adds that much of the district is given over to open green space and shoreline.
Meydan, which Nakheel describes as a master developer, launched Naya at District One with Nakheel managing it: apartment towers together with lagoon villas that come with private gardens and terraces. So the district holds everything from apartments to custom-built mansions, and the design brief shifts sharply between neighbouring addresses.
Designing a villa that faces the water
A lagoon view changes how a villa should be arranged. Living and dining spaces work best when they open towards the water, and the pool terrace becomes an outdoor room that needs shade, lighting and furniture as carefully considered as anything indoors. We plan the view line first and let the rest of the ground floor follow from it. Where a garden meets a shared shore, planting, screens and window treatments can give privacy without blocking the outlook. The District One West site also mentions lagoon beaches, so an outdoor shower, a rinse-off spot and storage for beach gear are worth planning near the garden door.
Sun, water and humidity are hard on outdoor materials, so finishes for terraces, pool surrounds and garden furniture are chosen for durability as well as appearance. Our exterior and landscape design work keeps the garden and the interior in a single scheme.
Mansions, custom plots and large family houses
Where an owner has built on a bespoke plot, or bought one of the larger mansions, the interior can be as individual as the architecture. This is where space planning, custom joinery and lighting design earn their keep: a formal reception for guests, private family rooms beyond it, service areas that work without intruding, and bedroom suites that feel like apartments of their own.
District One West, which its official site calls a development by Meydan managed by Nakheel, is presented as a gated collection of garden, lagoon and island villas, with landscaped gardens and private pools. As with any new home, buyers can start the interior design before or at handover, so layout and joinery decisions are made early. The site speaks of sleek, contemporary interiors and sunlit rooms, which gives a clean base to layer warmth onto with timber, textiles and art.

Seeing the house before it is built
Large houses involve large decisions, and a render is far easier to change than a finished wall. Our 3D visualisation service shows each room in detail, including materials, joinery and lighting at different times of day, so you approve the design with a clear picture of the result. That matters for lighting in particular, because a lagoon villa is enjoyed as much after dark as in daylight.
The same drawings then serve either route. With design only, your contractor builds from our drawings and specifications. With design and build, we take the project on through procurement, the fit-out, supervision and handover.
Approvals in District One
Before a District One villa is altered, the master developer or community management may need to approve the plans, and a wider scope can involve the relevant authority. Work that changes the outside of the house, the pool or the structure generally needs more review than new interior finishes, so we raise it at concept stage.

Our waterfront villa experience
On Palm Jumeirah, MK Villa is a 6,350 sq ft house on Frond L where we handled everything from the first 3D views to approvals, project management and the build itself, completing it in 2023. The brief asked for glossy finishes, subtle tones and a golden touch, and the house now has a dining area in black marble, a walk-in closet and an infinity pool designed for the house, while lighting imported for the project traces its architecture.
Although we have no project in District One yet, that house shows how we handle a water-facing villa where lighting, outdoor living and bespoke detail all carry real weight. Scale is the common thread: a large house, a specific brief and a finish that had to match it.
Cost, programme and staying at home
A District One commission starts at AED 150,000 and climbs with the villa's footprint, the volume of custom joinery, the calibre of the finishes, any engineering or structural works and the furnishing budget. We shape the design to an approved budget rather than trimming it afterwards.
Owners who stay in residence can have the work phased with dust screens and agreed hours, and when we hand back a District One villa, a 12-month defects liability period set out in your contract applies to what we built.
