Nad Al Sheba is home to Meydan Racecourse, which the Emirates Racing Authority lists on Al Meydan Road in Nad Al Sheba, and to gated villa communities such as Nad Al Sheba Gardens and Nad Al Sheba Villas. We cover the whole area from Jumeirah Lakes Towers, and every home is designed under the direction of founder and Creative Director Anita Surani.
We have not yet published a project in Nad Al Sheba. Services in Nad Al Sheba
Two quite different villa communities
Nad Al Sheba Gardens is developed by Meraas, a member of Dubai Holding Real Estate. Dubai Media Office reported the launch of a further phase of villas and townhouses in this gated community, and lists walkable streets, cycling and running tracks, a wave pool, a yoga lawn and a neighbourhood farm among its features. It also says some residents reach lagoons and landscaped areas straight from their gardens, which makes the garden edge worth designing as carefully as the living room. Meraas describes the homes as modern and refined, with hardwood floors, porcelain countertops and open-plan gardens, and says sunlight fills the living areas, which suits a light, airy scheme.
Nad Al Sheba Villas is a separate gated community of Mediterranean and Moroccan-style villas. Dubai Residential, which manages it, describes spacious living and dining areas, outdoor terraces, private back gardens and a cycling and running track, and offers the homes to rent.
Owners and tenants start from different places
Because some homes here are rented, it helps to be clear early about who can change what. An owner can plan a full renovation, subject to approvals. A tenant should agree anything fixed with the landlord first, and many tenant schemes concentrate on furniture, lighting, fabrics and art that can move with the family when the lease ends. When the fixed finishes are the landlord's choice, loose pieces do most of the work: rugs, curtains, freestanding storage and lamps can change a room completely.
We work with both. For a tenant, a considered furnishing and lighting scheme can transform a rented villa without touching walls or services. For an owner, the same starting point can grow into new joinery, reworked bathrooms and a kitchen planned around how the family really lives.
Working with the architecture you have
Each community gives the interior a different starting point. A Mediterranean or Moroccan-style villa comes with an architectural language of its own, and rooms that ignore it can feel oddly disconnected from the house. We can draw on that language with textured plaster, patterned tiles or carved joinery used with restraint, or set up a deliberate contrast, depending on your taste.
Dubai Residential lists maids' rooms, ensuite bathrooms and built-in wardrobes in the Nad Al Sheba Villas homes, so the brief there is rarely about adding basics and more about character. In Nad Al Sheba Gardens, where the homes lean modern, the task is more often one of warmth: adding texture, timber and softer lighting to clean-lined rooms without cluttering them.
Outdoor space deserves the same thought. Homes in both communities come with gardens or terraces, so shade, outdoor seating and garden lighting belong in the brief from the start.
Our villa work elsewhere in Dubai
Jumeirah Villa 23 in Jumeirah is a 5,200 sq ft family home for which we supplied the 3D visualisation and mood boards only. Its scheme pairs soft nude tones and modern finishes with natural wood, and the living spaces open to the pool and garden.
The Palm Jumeirah Villa, 6,500 sq ft, went another way in 2025: our scope there was interior design and space planning, with soft, calm colours, simple lines and carefully worked storage for owners who wanted every space to have a purpose. Neither house is in Nad Al Sheba, but together they show a design resolved fully on screen and a practical, calm family layout.
Approvals, handover and new phases
An owner may need consent from the master developer or community management before work starts, plus the relevant authority where the scope calls for it; a tenant must add the landlord to that list. We produce the drawings and compliance paperwork, file the submissions and confirm the route for each address, and the authority approvals page explains the rest.
In the newer phases of Nad Al Sheba Gardens, owners typically begin the interior before or at handover. Agreeing layouts, joinery and lighting early means installation can begin as soon as the keys and the approvals allow.
Scope and budget
Our projects start from AED 150,000. Within that you can choose a renovation of selected rooms, a full turnkey project for the whole villa, or bespoke work with structural changes and custom fabrication, and our villa renovation page explains each level. A tenant's furnishing scheme is often smaller than an owner's renovation, so we will tell you honestly whether your plans fit our minimum project size. What moves the figure most:

Living at home while we work
Families usually stay put during villa works. We phase the work so bedrooms and the kitchen remain usable, with dust screens and agreed working hours, and you approve finishes on renders before anything is ordered. Once the villa is handed back, the work we carried out falls under a 12-month defects liability period set out in your contract. If the racecourse or the cycle tracks are part of why you chose the area, tell us; the way a household spends its time shapes the plan as much as the floor area does.
