Villas and apartments, Al Reef
Al Reef is a planned community in Abu Dhabi developed by Manazel. Manazel describes the original Al Reef community as a mixed-use development in two parts: Al Reef Villas, with homes themed in Arabian, Desert, Mediterranean and Contemporary styles, and Al Reef Downtown, whose apartment buildings range from studios to three-bedroom homes. Whichever part you live in, the design questions tend to be the same: how to make a standard layout feel like your own home, and how much of the style the house was built with is worth keeping.

Designing inside a themed villa
Those four architectural themes give Al Reef villas their distinct exteriors, and a good interior respects the character outside instead of fighting it. A Mediterranean villa can carry warm plaster tones, timber and terracotta accents. An Arabian home suits carved screens, arches and rich textiles. A Desert villa sits comfortably with sand, stone and clay colours, while a Contemporary one wants clean lines and restrained detail.
None of that is a rule. Owners who want a sharper break from their villa's theme can have one. We simply make the choice deliberately and carry it through every room, so the house reads as a single idea rather than a set of unrelated rooms.
The theme matters beyond the front door as well. Entrance halls, courtyards, gardens and terraces are where the architecture and the interior meet, so we treat them as part of the same scheme: paving and planters that pick up the interior palette, shading that keeps a seating area usable, and outdoor lighting that makes the garden a room in its own right after sunset. Exterior finishes are chosen for strong sun and heat, not only for how they look on the first morning.
Getting more from a standard villa layout
Homes in planned communities are often built to a handful of repeated layouts, which means the same compromises tend to appear from house to house. Our villa renovation service is built around fixing them without starting again. Common changes include:
- Opening a closed kitchen to the dining and family areas, where the structure permits
- Turning an underused room into a study, playroom or guest suite
- Fitted wardrobes and understair storage in place of freestanding furniture

Apartments in Al Reef Downtown
In an apartment building, the structure and the shared services are set, and the building's management decides the rules on access, deliveries and working hours. Design effort therefore goes into layout, joinery, lighting and finishes, and into choosing pieces that fit the lifts and corridors on the way up. Manazel notes that Al Reef Downtown is served by a district cooling plant. For an owner, that means any change to air conditioning in an apartment is coordinated with the building rather than treated as a standalone job, and we raise it with management before it reaches the drawings.
If the apartment is let, hard-wearing finishes, simple maintenance and storage tenants will actually use usually matter more than statement pieces. Tell us early and we will specify accordingly.
How much of the project to hand us
With design only, you receive mood boards and detailed 3D renders, then the drawings and a schedule of finishes that your own contractor builds from. With design and build, our team carries on through procurement, fit-out, site supervision and handover, so you have one point of responsibility.
We work from Dubai and have no Abu Dhabi office, so visits to Al Reef are booked in advance for the survey, the inspections that matter and the final snag. In between, you get written progress notes and photographs, and decisions that need you are flagged well before they hold anything up.
Approvals for work in Al Reef
Depending on the property and the works, approvals in Al Reef may involve community management or the master developer, building management for an apartment, and the relevant authority. The emirate runs its approvals through its own bodies and procedures, not Dubai's, and the route for your villa or apartment is something we confirm address by address.
Changing finishes and furniture is the lightest case. Moving walls, altering MEP or extending a villa asks more of the paperwork, so we prepare the drawings and submissions within our programme and plan the approvals stage from the start, without promising timescales we do not control.
Budget, 3D approval and handover
Our projects start from AED 150,000. Above that, the home's size, the share of joinery built to order, the finishes selected and any MEP or structural work set the figure, and we can adjust the design and materials to a budget you have approved.
Before anything is bought, you see each room in 3D and sign it off on screen, which avoids expensive changes on site. At the end we snag the home with you, and any defect in the work we carried out is then handled under a 12-month defects liability period set out in your contract.
