Apartments and small businesses, Barsha Heights

Barsha Heights is the community previously known as Tecom. According to TECOM Group, it has residential and commercial buildings as well as serviced apartments and hotels, and it is home to creative SMEs and local businesses, cafés, restaurants, supermarkets and salons. That mix means a brief here can be a family apartment, a rental flat or a small shop or salon.

We have not yet published a project in Barsha Heights. Each Barsha Heights brief is designed under Anita Surani, our founder, whose creative direction comes from the Xena studio in Concorde Tower, JLT. The finished work most relevant to this mix lies elsewhere in Dubai: a Luxury Salon in Dubai Marina, 2,500 sq ft and finished in 2024, and, in Deira, the MK Pay office: 3,100 sq ft, designed and built in 2023.

A community where people live and trade

TECOM Group describes Barsha Heights as a vibrant and popular community in the heart of Dubai that has become an integral part of the city's landscape. Its list of occupiers, from creative SMEs to cafés, supermarkets and salons, sits alongside homes and serviced apartments, so living and trading happen side by side.

For an interior designer, that means two different kinds of brief. Apartment owners and landlords are thinking about how a home lives and lets. Business tenants are thinking about customers, staff and brand. This page covers both, and the approach to each is set out below.

Apartments that live well and let well

Owners of apartments in a mixed, busy community typically ask for interiors that are durable, easy to maintain and appealing in listing photographs. A good rental scheme need not be a bland one. We keep the base neutral and robust, then add character through lighting, a panelled or joinery feature wall, and furniture that can be replaced without touching the fixed finishes.

Our apartment interior design page explains the process from concept to handover. For a flat that is let, these choices usually matter most:

  • Hard-wearing floors and worktops that recover from tenant wear.
  • Built-in storage, so the flat photographs as uncluttered.
  • Kitchens and bathrooms refreshed without moving wet areas where possible.
  • Lighting that makes compact rooms feel larger in the evening.

Owner-occupiers who want more than a refresh

Not every apartment here is an investment. An owner who lives in the flat may want the layout rethought around home working, a proper dressing area or a kitchen opened to the living space. We test those ideas in plan and in 3D first, so you can see what a change gives you before anyone asks building management for consent.

Design only leaves the build to a contractor of your choosing, working from our concept, renders, specifications and drawings. On design and build, we carry the scheme through procurement, fit-out and supervision, and one team stays responsible from the first drawing to the finished rooms.

Serviced apartments, which TECOM Group lists among the building types here, raise a separate question: whether the operator sets a standard for furniture and finishes. We check any such rules before designing, so the scheme fits the building's requirements as well as your taste.

Salons and small commercial units

TECOM Group names salons among the businesses in Barsha Heights. Our Luxury Salon in Dubai Marina shows how we approach a client-facing space: the stone reception desk is sculptural, the curved wall panels carry their own lighting, and workstations, storage and the route clients take were all planned together. Our salon interior design page covers that type of brief in more detail.

For any small commercial unit, the first survey records what the previous tenant left behind, what the landlord requires and what the business needs in order to operate. Layout comes before look: queues, waiting areas, storage and staff space are fixed first, and brand colours, materials and lighting follow. The MK Pay office in Deira, with open collaborative areas, private cabins and meeting rooms, shows the same order of work applied to an office.

Consents, approvals and working hours

A commercial tenant needs the landlord's consent before work starts, and fitting out any unit here may involve the master developer or community management, building management and the relevant authority. After we confirm the route for each address, every drawing and submission it calls for is prepared by our team. See our authority approvals page for what we produce.

Where homes and businesses share a building, noisy work and deliveries are timed to the building's rules. A business that needs to keep trading can sometimes be fitted out in phases, and we plan that sequence with you before work begins.

What a project here costs

Projects start from AED 150,000. Above that, the figure depends on the size of the space, bespoke joinery, the grade of finishes, MEP work and furniture or equipment. Commercial units may add signage and specialist items, and we list those separately in the estimate.

Tell us through our estimate form what the space is for, how big it is and which building it is in, adding photographs if you can, and we will price it indicatively and propose a timeline.

  • The size of the apartment or unit
  • How much bespoke joinery and shopfitting is involved
  • The grade of materials and finishes
  • Air conditioning, lighting and other MEP changes
  • Furniture, fixtures and any specialist equipment

Around Barsha Heights

Barsha Heights shares its name with the wider Al Barsha district, which our Al Barsha page covers in its own right. A first site visit is easy to arrange from our JLT studio. Owners with a home here and a business elsewhere, or the reverse, can use one studio for both, with the same design lead following each project.

FAQ

Barsha Heights: Questions Answered

Clarity brings comfort. Discover answers to what others have asked, or reach out if yours is still unanswered.

Is Barsha Heights the same place as Tecom?

Yes. TECOM Group states that the community previously known as Tecom has been rebranded and renamed Barsha Heights, so older listings and addresses may still use the earlier name.

Can you fit out a salon in Barsha Heights?

We design client-facing commercial spaces and delivered the Luxury Salon in Dubai Marina on a design and build basis. For a unit here we would begin with a survey of the space and the landlord's requirements.

Do you design apartments for rental?

Yes. We specify durable, easily maintained finishes and furniture that can be swapped without disturbing fixed elements, while keeping enough character for the apartment to stand out in a listing. We can also prepare a furniture package sized for the rooms, so the flat is ready to let at handover.

Can my business keep trading during the fit-out?

Sometimes. It depends on the scope and the building's rules. Where it is possible, we phase the work so part of the unit stays open, and we agree that plan before starting.
