Seafront apartments, Dubai Harbour
Dubai Harbour is a seafront district with a marina, a yacht club and a cruise terminal, and homes rising alongside them. Its residences range from the towers of Emaar Beachfront to low-rise beachfront homes that Shamal is building, so a project here can begin with a finished apartment or with a set of plans. Our JLT studio, under founder and Creative Director Anita Surani, plans for either starting point.
We have not yet published a project in Dubai Harbour. Instead, look at two pieces of finished work: the Imperial Avenue Apartment, a Downtown Dubai home whose 5,500 sq ft we both designed and built, finished in 2023, and our villa projects on Palm Jumeirah.

What makes up Dubai Harbour
Shamal Holding calls itself the owner and curator of Dubai Harbour, and its own description of the district is of a seafront destination that brings together residential, lifestyle, hospitality and retail, and lists Dubai Harbour Yacht Club, Dubai Harbour Pier Club and Dubai Harbour Cruise Terminal within the development. Its residential launches here include Dubai Harbour Residences, a range of beachfront apartments and penthouses.
Emaar presents Emaar Beachfront as a gated community at Dubai Harbour offering a private island lifestyle, with apartments designed around the Arabian Gulf. The two sit in one district but are separate developments, so the rules for alterations are not necessarily the same from one building to the next.
Planning interiors before handover
The Dubai Media Office has reported that foundation works for Dubai Harbour Residences are complete, as construction of its low-rise beachfront homes moves forward. Owners buying into a building that is not yet finished often plan interiors before or at handover, and that timing brings real advantages.
The developer's plans are enough for us to fix layouts, lighting, joinery and the furniture package early, which means orders go in on time and the rooms are not left bare after the keys are collected. After handover, we survey the unit against our drawings, adjust anything that differs and move on to fit-out.
Handover is also the moment to decide what stays. A new apartment arrives with the developer's kitchen, bathrooms and flooring, and these are often worth keeping when they suit you. Our advice is usually to work with the fixed finishes, let furniture, lighting and joinery carry the character, and change only what genuinely does not work for the household.

Designing for sea views and seafront living
Emaar talks of waking to the sea and coming home to white sand beaches, and the Dubai Media Office describes Dubai Harbour Residences as offering sea and skyline views. Rooms that face open water need glare control, fabrics that resist fading and finishes that hold up in salt air, particularly on balconies and terraces.
A low-rise beachfront home calls for a different approach from a high tower apartment. When the sea is close rather than far below, the view becomes part of every room, and outdoor space deserves the same design attention as the living room it opens from: matching floor tones, outdoor furniture that suits the interior, and lighting that carries on beyond the glass.
Design only or a single team to handover
Our design-only service ends with a contractor-ready set: the concept, 3D renders, a material schedule and working drawings. Design and build keeps procurement, fit-out and supervision with us, which suits owners collecting keys to a new apartment who would rather deal with one team than coordinate several. Either route starts the same way, with a conversation about how you will use the home: as a full-time residence, a base between trips or a place for family visits. That answer shapes storage, durability and how much of the furniture is built in.
Approvals across different developments
At Dubai Harbour, as elsewhere, your plans may involve the master developer or community management, building management and the relevant authority, in different combinations for different buildings. Because Dubai Harbour holds more than one developer's community, we confirm the route for each address instead of assuming that one tower's process applies to the next.
A newly completed building may also have its own handover procedure, contractor registration and delivery rules. We gather these before the programme is fixed, prepare the drawings they call for and make the submissions. The authority approvals page sets out the documents we prepare; we do not give approval timescales.
Costs for a Dubai Harbour interior
Projects start from AED 150,000, with the final figure set by the factors below. For an apartment that has just been handed over, furniture, joinery and lighting may take a larger share of the budget than building work.

On neighbouring Palm Jumeirah, our design and build work includes MK Villa, a Frond L home of 6,350 sq ft finished in 2023, while a 6,500 sq ft villa there received our interior design and space planning in 2025.

Can you design my apartment before it is handed over?
Yes. Layouts, joinery and a furniture package can all be drawn up from the sales plans, and once you hold the keys we measure the real unit and correct any differences. Orders are confirmed only after that check.
Is Emaar Beachfront part of Dubai Harbour?
Emaar describes Emaar Beachfront as being at Dubai Harbour. It is a gated community with its own developer, so we check its requirements separately from those of other buildings in the district.
Do you furnish apartments as well as fitting them out?
Yes. Furniture, lighting, textiles and accessories are part of our design, and on design and build projects we procure and install them as well.
What happens after you hand over?
We walk the apartment with you to agree any snags and close them out. From the day the snags are closed, a 12-month defects liability period set out in your contract governs the joinery, finishes and fittings we installed.
