Waterfront homes, Mina Al Arab, Ras Al Khaimah
Mina Al Arab, which its developer RAK Properties also calls simply Mina, is a waterfront community in Ras Al Khaimah, and RAK Properties calls it one of the emirate's most established coastal communities, with homes set moments from the beach, harbour, marina and boulevards. We take on projects across the UAE; for villas and apartments in Mina, the design is run from Xena Design & Build's only studio, at Concorde Tower in JLT, Dubai. Anita Surani, the studio's founder, leads it.

Beaches, mangroves and a marina
RAK Properties sums up the setting as pristine beaches, mangroves and nature, describes the community as framed by protected nature reserves, and names InterContinental, Anantara and Nikki Beach among the resorts there. Its marina page calls Lagoon Marina the heart of Mina Al Arab, with the Lagoon Walk beside it for dining, shopping and leisure.
Living this close to the water shapes the brief. Owners typically want rooms arranged around the view, finishes that shrug off sand and humidity, and outdoor spaces that feel like part of the house. Salt air is hard on metal fittings and exposed surfaces, so we specify for the coast from the first drawing.
From harbour apartments to waterfront villas
The developer's current releases show the range. Mirasol II, in Mina's North Harbour, offers studios, apartments, duplexes and penthouses with sea views and terraces, while Anantara Residences on Hayat Island includes apartments and waterfront villas with private infinity pools and individual boat docks. Some projects are still under construction, and RAK Properties publishes construction updates for buyers following their homes.
An apartment is fitted out inside its building's structure and rules, so layout, storage and joinery carry the design. A villa gives room for more: new layouts, bespoke joinery throughout and work that reaches terraces, pools and gardens. Our villa interior design page explains that fuller scope.
Planning your interior before handover
For a home still being built, the most useful time to plan the interior is before the keys arrive. Using the developer's floor plans, we settle furniture layouts, lighting, joinery and storage in advance, then check every dimension on site at handover before anything is ordered. That way the home can be furnished soon after you receive it, instead of being fitted out piecemeal.
You review the whole scheme through mood boards and 3D visualisation first, so choices about layout, colour and lighting are made on screen, not on site.

Community rules for alterations
The Mina Community Welcome Pack states that interior alterations may be carried out only with written consent from Mina Community Management and in line with its guidelines, that architectural guidelines regulate major alterations, and that work permit requests are accepted only from the owner's registered email address. It also sets approved hours for noisy work, and it places exterior painting and changes to a building's glass facade with community management, not the owner.
Beyond the community, Ras Al Khaimah has authorities of its own, and its approval processes are not the same as those in Dubai or Abu Dhabi. We confirm the route for each address and plan that stage into the programme, so nothing is built before it is agreed. For a new home, that often means preparing the drawings while the property is still under construction, so the consent process runs alongside the design rather than after it.
Design only or design and build
Under design only, a contractor you appoint in Ras Al Khaimah builds from our concept, renders, specifications and drawings. Design and build puts procurement, installation, supervision and handover with one team, which suits owners who live elsewhere and want the home ready on arrival. Surveys and site meetings bring us up from Dubai whenever the project calls for it.
Owners who spend much of the year abroad can still stay in control. We send photographs and physical samples of stone, timber and fabric for sign-off, share progress from site, and plan the key visits around your own trips to Ras Al Khaimah so the decisions that matter are made in person.
On either route, snagging precedes handover. Then comes a 12-month defects liability period set out in your contract.
Holiday homes, rentals and family homes
If the property is a holiday home or will be let, tell us at the start. Durable finishes that are easy to clean, generous storage for guests, blackout in the bedrooms and furniture that copes with sandy feet then carry more weight. Projects start from AED 150,000. Beyond that minimum, a Mina budget is shaped by floor area, bespoke joinery, your finishes and furniture, and any MEP or outdoor scope. An early working figure means the scheme is drawn to fit it.

Who approves changes to a home in Mina?
The welcome pack says interior alterations need written consent from Mina Community Management and must follow its guidelines. Depending on the works, the relevant Ras Al Khaimah authorities may also be involved, and we confirm what applies to your address.
