East coast homes and businesses, Fujairah
Fujairah faces a different sea from the rest of our work. The studio sits in Concorde Tower, JLT, in Dubai, and since we accept projects throughout the UAE, villas, holiday homes, apartments and business premises on the east coast are part of what we do. Anita Surani, who founded Xena and is its Creative Director, guides each design from brief to finished scheme.

Services in Fujairah
Between the mountains and the Gulf of Oman
The UAE Government's official portal describes Fujairah as the only emirate lying entirely on the country's eastern coast, along the Gulf of Oman, and singles out its rugged mountains, valleys and wide sandy beaches.
That landscape gives an interior designer plenty to work with. A house can be planned to face the sea or the mountains, with windows, terraces and seating arranged to frame one or the other, and with a palette that takes its cue from stone, sand and water instead of competing with them. Wide windows and deep terraces make the most of either outlook, while good shading keeps the rooms behind them comfortable.
Holiday homes and second homes
If your Fujairah property is a second home or a holiday let, the brief changes. Finishes need to be tough and easy to clean, storage has to absorb luggage, beach gear and spare linen, and the rooms should look after themselves while nobody is there.
We also think about how the house feels when you arrive after time away: lighting that can be set in advance, cooling that is simple to control, and furniture that is as comfortable for guests as for family. The points below usually find their way into the brief.

Villas: space planning comes first
On a villa of any size, the biggest improvements usually come from planning rather than finishes. We work out how the family moves through the house, where guests are received, how the kitchen relates to dining and outdoor space, and where storage belongs, before a single material is picked. On larger plots, owners typically ask for bedrooms that suit visiting family, a kitchen that can cater for a crowd and a covered place to eat outdoors. Our space planning page explains that stage.
In Dubai, the Palm Jumeirah Villa (2025, 6,500 sq ft) is a good illustration of where that leads: a gentle palette, uncluttered lines and made-to-measure pieces, with every space given a clear purpose. Our role on that home was interior design and space planning.
Outdoor living and landscape
Terraces, gardens and pool areas often matter as much as the rooms indoors, particularly where the view was part of the reason for buying. Sun and coastal air wear down outdoor finishes, metals and fabrics, so we specify them for the conditions, and we plan shade and lighting so outside space stays usable into the evening.

Offices, salons and other business interiors
A business interior has to serve staff and customers every day while carrying the brand. We plan the route a customer takes, the working areas the team needs and the storage behind the scenes, then choose finishes that will cope with heavy use without looking tired.
In Dubai Marina, a 2,500 sq ft luxury salon that we designed and built in 2024 has a sculptural stone reception desk, curved wall panels with integrated lighting and treatment areas planned around daylight from large windows. The same way of thinking applies to a clinic, a shop or an office on the east coast.
Approvals on the east coast
Building work in Fujairah is governed by the emirate's own bodies and procedures, which differ from those in Dubai, so we check the route for each address before the design is fixed. Depending on where the property is, a developer, community management or building management may also need to give consent, and their rules on contractor access and working hours shape the programme too.
How much is involved follows the scope. New paint, furniture and soft furnishings seldom need much, while changes to structure, services or a villa's exterior need a good deal more. We fold that stage into the programme from the first planning meeting, and we do not forecast how long any review will take.
Cost and getting started
Every project we take on starts from AED 150,000. Beyond this minimum, the total rises with floor area, with each extra piece of built-in joinery, with more expensive stone, timber and fittings, with any change to services or structure, and with the scale of the furniture package. For a holiday home, tell us whether it will be let, since that affects how durable the choices need to be.

Do you have staff based in Fujairah?
No. The studio in JLT, Dubai, is our only base. We accept work anywhere in the UAE, so for a Fujairah job we make the drive across for the survey and for whichever site meetings the project needs.
Can you design a holiday home that is easy to look after?
Yes. We choose durable finishes, plan storage for guests and equipment, and keep lighting and controls simple, so the house is ready to use with little preparation when you arrive.
Can a local contractor build your design?
Yes. Our work can end at the design stage, leaving your contractor a complete set of documents to work from: concept, 3D renders, specifications and working drawings. Prefer a single team from start to finish? Then design and build is the route.
What happens at the end of the project?
Snagging comes before handover: we go through each room and put right anything that falls short. The cover that follows is simple to state: a 12-month defects liability period set out in your contract.
